Could you please estimate what you think it would cost to convert this kitchen to this kitchen without appliances.Note: I really don't like the refrigerator in the corner, so I will be removing the pantry door and place the refrigerator it's in place.

Which was great the coil was covered under the Warranty, however I didn't understand why the contractors told my owners that they had to pay for Refrigerant recovery, and new duct work needed for adding the coil which he wanted $450.00 from the owners plus he already got the $100 deductible.

I called it the druggie house because it they had put priming pain on the kitchen cabinets, the garage door didn't work, light fixture removed, new carpet, backyard was a "wilderness", master bathroom tubs was cracked, needed a refrigerator and w/d, etc.Over the year we were there we gutted it and than rented it out.

Wall paper removed, refrigerator installed and washroom sink installed/plumbed.Front yard- Fence installed, walkway laid out and grass redone.Backyard- Walkway installed, RV parking now has gravel, sprinkler system installed.Doors- New doors put on front, rear, and garage entrances.

Your unit should have some sort of laminate floors, ceramic tile and there is some beautiful rubber-type flooring that looks like laminate flooring and this stuff is beautiful and looks like it is indestructable.You have to clean the stove, refrigerator ant bathtub in every unit even when the tenants leave your unit looking spotless because you can't expect your tenants to leave a unit clean and sanitary like a professional cleaning service does.As I just wrote in a recent post, when I sold my 20 properties in Las Vegas last year my wife spent as much as two days cleaning one stove (JUST THE STOVE) and the stove was still filthy.

No one ever cleans: tops of moldings, blinds, tops of ceiling fans, baseboards, tops of kitchen cabinets, backs of refrigerators, etc. yet we check all of these items.

And from a management point of view remember that a trailer tenant can kick in the walls/door, steal the refrigerator and skip out in the middle of the night, whereas it is difficult and expensive for a lot tenant to move his/her trailer from your park.
