You will need to be disciplined with your schedule...with two kids and full time work, I had to set aside two hours a night after I put the kids to bed, and my crock pot and pressure cooker and freezer meals were my best friends.  

I gave my agent a potted flower, mostly as a way to reconnect after the transaction, say hi, and just catch up.

They are relatively cheap to get done, and are easy to repair (even after having a hot pot set on it)

I've asked for potential drawings of what the bus stop will look like (if it will just be a post or if there will be a bench, etc). 

Dress up the driveway side of the little shed with a rustic bench, maybe a fake window & flower box.

With the kind of risk you take, you should be able to hit the jack pot and not have the bank just yank it out from under you.

You could sweeten the pot by offering more EMD.
