There are also newer circuit breakers in each apartment and three-prong and gfci outlets have been installed where required.

You are right that COVID will present opportunities but with our island's unemployment topping 32% and market news outlets suggesting that 77% of sellers are holding off until the stay at home orders are lifted you are also going to see less inventory (though likely very motivated sellers).If you haven't read David Green's BP book on out of state rentals it provides a good foundation and strategies for building a team.

My concern with that T is that the directional flange inside it will clog & back-up with sink disposal debris.I've had to replace a few of these T's just because of that issue & in one case the disposal outlet was just downstream of that T yet still backed up into it probably because of congealed grease etc in the P-trap.If you then had a dishwasher installed it would cause a code error on the dishwasher because the pump would stall against the disposal back-up..ask me how I know!!!
