One drawback to FHA is that you can only have one FHA loan at a time, so if you want to build your portfolio more quickly than adding a new property every 2 years or so, you'll have to fork over 10, 20 or even 30 percent for a conventional loan.

Lifetime PMI, more difficult to get your offer accepted as sellers prefer traditional financing or cash, have to do some extra work up front to price out the repairs are some drawbacks.

The biggest drawback is the fees when you're starting out if you don't have reserves , but I thought in TN the price was manageable, around $1,000 to get licensed and on the MLS and about that much/year.

The only drawback to that is typically you will be buying the property at or close to market value because the property is in a good area and doesn't need a lot of work.
