Let's say they manage 7 properties for a local investor with a rental range of $900 to $1200/month per unit - the reality is that they may put minimal effort for your business, versus much more effort for someone who is a significant local customer at a notably higher price point.

Here some interesting info and numbers about the project.Acquired: Feb 2018Rehab - 2 - 3 months.Listed - May 2018Sold - Sep 2018Purchased - $115,000Financed - $110kRehab - $63k (investor contributoin.Sale Price: $224,900 with seller contribution $6kAfter all expenses Final Profit - $21k  - 33% Highlights - Removed big pool and created big back yard, did major foundation repair to get to tolerance level, removed walls to make the kitchen open, all new flooring, new roof, new appliances and whole shebang.

If you do buy the worst property in the best neighborhood, you don't want it to remain the worst property in the neighborhood - there's a point at which you want to do a better job of attracting customers than your competitors, and that's going to be difficult to do if your place is a dump relative to the rest of the neighborhood.

As for "investor friendly", I learn this saying from a customer of mine many years ago, "Cheap is not quality and Quality is not cheap".I believe in building long term relationships where both parties can make money.

We have our own website and also use booking from HomeAway, VRBO,Trip Adviser and Flip KeyOur high season Guest are all repeat customers and word of mouth so they come through our website.One of our high season guest that we inherited, this was his 11th year on property.
