It does add an extra layer of complexity, but if it's in a vacation rental market where most of the homes in the HOA are vacation rentals, it's unlikely that the HOA is going to suddenly ban overnight rentals.

That would put that same $60,000 property at $1,335,000.I actually posted a study I did on another forum documenting 12% appreciation of a bunch of condo's with last sales in 2008 & 2009 that so infuriated a few of the OLD members that they got together and had me banned.

It's a pretty messed up system and there's actually a bill that is currently trying to be passed that would ban the school from filing against property owners and/or making deals on the side.

Delay pass the specified time in the agreement and it is a breech of contract, and in most states illegal under license law and the offender is subject to discipline.Regarding (A), some MLSs do not permit this and since belonging to an MLS is a priveledge and not a right, they can and many do ban this practice by their members.

We have seen a massive ongoing deleveraging effort by policy makers in the following steps:(1) Tightening the mortgage programs through FHA;(2) "Putting back" loans of lower quality through 2 Fs in order to force banks to tighten even more;(3) Giving incentive to short sales;(4) Pushing forward principal deduction as far as musing on replacing DeMarco; (5) Banning prop trading of investment banks through Volker's Ruleto force their capital into real estate.

So later I called a higher up to ask more detailed questions which none of the police had answers to I explained that I use to do security for an apartment complex there we could ban individuals who broke leases as they had no legal right to be there other then as visors just as this situation.
