The other is if the contract price is close and you have comps, its easy to let it ride not cause any waves and move on to the next job. 

In my mind they are waving the cash in your face in hopes that you will overlook things when it comes to their screening.

For example, I get paid a couple of lump sums from my property managers every month, and one $5000 payment might represent 4 rent payments and 9 different expenses- Separate mortgage payments into principal/interest/escrow transactions- Track escrow payments from mortgage companies and escrow balance (ideal but not necessary)I'm looking at freshbooks, Xero, and Wave, but if anyone has experience with this let me know!  

Combined with renting the storage there is some opportunity to produce more cashflow than there already is.Real estate in the area this fourplex is located is up 30% yoy and is (in my opinion) directly in the growth equity wave.

I put a door lock solution in place that is self provisioning works with most of the z-wave door locks and keycafe.
