Buying a townhouse in Richmond area

Hello Everyone,

First time posting here. I am from northern Virginia area and planning on buying a townhouse in richmond area for investment purpose. My budget is up to 400k and planning on down paying around 20%. My objective for this investment is cashflow and growth would be icing on the cake. 

My questions to the experts here would be:

1. What areas of Richmond are good for investment that provide a steady rents

2. What should I consider when buying a property in Richmond.
