Im wary about walking unknowingly into shark infested waters.

Hard money lenders are essentially loan sharks, they're a last resort IMO.

I always knew some investors go with hard money loans, but sometimes its seems like they are sharks and just want to over charge you.

Its more that I want to attract private investors to be my loan sharks.

Good opportunity to explain that they should get it and that your are not responsible for their losses if, for example, a break in happens.These documents go in a folder with a business card in the slot, so packet is professional and presentable at signing.  

The neighborhood is currently around 17% (33 out of 200) are rentals and the POA will require leases to be reviewed and approved by the new Board, if a  rental slot is even available. 

My patience is razor thin by this time.
