@Jonathan Wheeler as far as the permit go, in this case there were two.Demo PermitAddition/Constructionthese two were separate, the second one was a little miss leading because we didn't add any addition but because it was a complete tear out we need a permit.The Demo permit was easy because it was mostly just the roof that was coming down, the whole inside was completely damaged so everything was gutted.The inspections weren't a problem at all, since the existing slab was there the only thing that got inspected where:FramingRoofingHVAC, Electrical & PlumbingInsulationDrywalland then off to the finish line to get Final Inspection.Oh, the only issue was the Water Heater Straps that we forgot to install, so got us a ding.But the rest was Cake.

I work with Investors who when strapped for cash do use a hard money lender, but unless you pay it off quickly, it can be a very costly proposition.
