Having access to multiple lines of credit (i.e. credit cards, hard money lenders, etc.) and having a strong positive cash flowing financial statement from your work alone will take you a long way when starting out.Also consider the fact that it's not a hard requirement that you have good financials, I've just heard it makes your life easier if you do.

For starters, find out what the cap rate is from your own research: recent sales of comparable properties, call local assessor's, search online (I recently found New Hampshire posts their own opinion of cap rates!)
