I did once have a tenant who didn't keep the place in what I consider "showable" condition (dishes everywhere, clothes on floor, dirty bathroom, etc).

The second floor apartment was larger, but kept very messy; i.e. pet hair everywhere, spilled food, and the very heavy scent of unwashed clothing/bedding and cat spray (the tenants had 3+ cats in there).

Then you need the perforated pvc pipe about 200 bucks , and depending on the length , 1 or 2 tandems of stone about 4 or 5 hundred a load , and some sediment fence or filter cloth 3 ft wide , another 100 bucks .
