interested in running an apartment complex which runs it's own section 8 (usually at least half of the units, many times all units, of a complex are income based - the renters apply for the apartment and assistance at the same time in the same office in the same packet. they do not have to go to a government office and get a voucher to then shop for an apartment/house. when their lease is up, their assistance is up too. so if they move, they are back to paying market or finding a new section 8 place or going and getting a gov't voucher.)i have seen many of these places in existence.but all my googling has led to info for renters or info for SFRs looking to accept a voucher. neither of these are what i am after.i've even contacted my local hud office, and they act like they have no idea this even exists.hoping there is someone on here who has done this and can at the very least point/link me to the first step.

I personally have either rented houses and apartments in low income areas preferably to Sec.8 voucher tenants or owner financed them with Contracts for Deeds (the tenant/buyer has more interest at heart, since he is more of an homeowner than a tenant.)Yes, you could put a blind ad like what you stated to see what kind of feedback you get first.Good luck!

(not a good sign)3. the broker had kept the old price (1,050) on the MLS and swee talking the tenants by "i will give you a deal at $1,000" instead of reducing it directly to $1,000 or even $995 (like my CR ad).Still not applicants.it's been almost 2 months now, just one applicant that backed out for other reasons.the broker also said that "section 8 people are breaking the law by renting places for more than their vouchers are worth and they can turn you in if anything happens.. so you dont want section 8 in here".i asked the broker what price would it take to rent it right away and she said "maybe $925".

They said they have had budget cuts but would not lower rents but cut staff.I suspect that the most likely scenario of budget cuts is lower or no rent increases and no new vouchers issued.

Section-8 isn't applicable to rent control, but I'm not sure if this is too much of an increase.To make things a bit more complicated, their voucher is for 2 people, for there are more than 2 people living there.
