Guess I need to find a good real estate attorney as well

If they seller finance, we have the deed, but they cant 1031 because they would need to find a property ASAP which they want to avoid.

We are hoping to find something in the north or east bay with good potential.

we are still assessing the rentals we manage but overall are just finding a few minor issues so far. 

Cold calling, mailers, signs, google/Facebook, RE meetups, RE agents are all ways a whole sales would find deals

______Make it make sense.As someone who grew up in California, this tells me two things:1) you don’t know what you are talking about and are very comfortable with your ignorance;2) you won’t even take two minutes to find facts.If the hydrant system relies on electric pumps and in some areas there’s no power, then there is no water.

I am hoping to find a reasonably priced photographer to take some sharp  photos of a Property. 

I currently manage them both and am experienced with the whole process along with finding deals and analyzing them.

Alternatively, if I can find a lower cost single fam home where I can cash out 100% of my investment I would do that but those have been harder to find recently. 

The lender at that point can exercise the Due On Sale and it becomes a problem for the subto buyer, who now has to find new financing or lose the house to foreclosure.
