Does living somewhere "cool" (walking distance to bars/restaurants/etc.) matter more?

nicest person during the day, train wreck at night, drinking every single night and getting into fights with folk at bars. 

There are good eats around, grocery store, cvs and Walgreens, bars, coffee, bus line.

The paragraph you posted is what happens AFTER the initial lease term and has nothing to do with the current lease (I am assuming 12 months.)Barring some early termination clause in your lease, the tenant is liable for the full 12 month lease or until such time as the unit is rented (at least in my state.)

An example would be I have a 4-unit on 8th Street and a nearby bar owner is buying up properties nearby, making them nicer and is getting rid of the riff-raff.

@Shannon Ludlow if you plan on coming it’s very crowded inside so headed out back in covered patio area at the end of the bar.

If you use poured concrete exterior you will need to use either concrete plank floors or steel bar joists and metal deck then concrete over that.
