I will insist on the contract that the deposit goes to the buyers and you will accept the same terms but stating they need a month to month lease to vacate with a 60 days notice to you (if stayed=>1 year) and 30 days(<1 year).As for future terms you can hint that you like 1 year lease and will consider something reasonable.

Their job is not to tell you whether to fix it or how much it will cost, or if it is "really" an issue in their official report, although a good one will give you hints (I strongly advise attending the inspection on the first few properties and getting the live opinion of the inspector because that can help you discern what is a "must do" and what is a "eh, leave it for later" fixer upper item.

The hint about comparing apples-to-apples on CL was a great idea.

I took the hint and got it tested and it came back super high.I got some quotes from professional remedation companies that it wold be just $4,000 to fully remediate it.

And my response was not meant to be hostile or even subtly so.
