I see that there are many people looking for rentals but can't contact them unless I pay a fee.If pay the fee option, what is your experience with it?

Interested in learning how that worked out as getting ready to purchase my first in the Smokies and with the Property Management fee, the cash flow looks to be upside down and the rates that they are also charging are lower than I would have thought in looking at the actual rental data 

Everybody I have called said no except for one company that only does portfolios with established customers talk to the existing insurance company and pay that premium then add those fee's to your note at payoff. 

Having trouble analyzing this deal as there are so many variables and I do not have the experiencing analyzing deals to make me feel comfortable taking the risk.Purchase price of the land would be $250,000 not including closing cost or fees, and construction for a new 3/2 home with an attached 1/1 ADU is estimated to cost around $300,000 - $400,000 finished.

Cleaning fee: they cleaned, but still very dirty. 12. carpet damaged in 2 rooms, yes it is old carpet but in perfect condition before they move in.

The more trusts you have the more legal fees.

Cities seem to want permit fees over outright bans (shocker), and that at least allows quality hosts to operate.
