I was at a REIA in Tampa this week and the guest speaker mentioned that you can invest in real estate without debt, even if you aren't wealthy.

I'd suggest taking a look at the Akron Canton REIA as well - they have meetings, speakers, and events.

The main reason I would do that is because BFD is effectively the same thing as subect-to,  but more familiar to conventional business practitioners like attorney's, title companies and some real estate agents.We had a guest speaker on the topic of doing subject-to deals at The RING from New Orleans who uses David Birdsong.

Robyn's by far has the most content, and the least amount of selling - and those other speakers that do speak, are typically things a new investor needs, or will need in the future.

There are networking groups that meet more regularly (in Austin for example there is a weekly meetup group for that) and one that I'm aware of that meets monthly (focuses more on guest speakers, education).
