Having a loan letter should help you get more deals because of the relaxation it will give the seller about your ability to close.

If you'd rather just not have a mortgage payment and be able to relax more, then pay of the house.Depends on what you want and/or what your goals are.

Seasoning requirements much more relaxed as well. 

I like having my home nice or else I never get a break because if o me thing needs work I can't just relax when I could be working on what is next.

Jerry Johnson If you state has consumer protection, you can contact that number, we don't have home improvement contractors here so I'm not sure how relaxed they are on the law.

I stay very busy with this and it's been a great experience.I find a lot of my investors already have a few SFR properties but apartment investing really is something new to them so its more about a relaxed approach to educate them.  

Are the rules more relaxed for rate and term? 

From my experience I gained  make me more flexible   because other requirements is the one who pays 200 € a day ,and another client who gives 7,000 € a day, others who have come for a relaxing holiday and another one who has the mood for parties and dance (since Mykonos is known for the fun of it) Of course there is always a smile and service whatever group is .The Last years the only real estate  in Greece that goes really well is the market of Mykonos.

In a very relaxed setting you are encouraged to interact with everyone else.
