Learned how and did a refinish and repairs on a 100 year old hardwood floor that has 1 1/2 ' slats tongue in groove.

I instead decided to tear out the old carpet and refinish the hard wood floors and plan on moving upstairs once its done and rent out the lower because its in slightly better shape than the upper.

It's a complete kitchen gut job, 2 bathrooms, converting a half bath into a full, paint/clean and refinish all hardwoods. 

I couldn't even get an occupancy permit without my hardwood floors being refinished or without having my bath tub reglazed.

The plumping in the house is new and it has the original hardwood floors, that appear to be in good condition and i would only have them re-finished.

This unit needs Carpet $2264, Vinyl $909, Electrical to hook up existing baseboard units and add two more in two rooms $900, Sheetrock repair $300, Paint inside $1000 (outside done last year), Kitchen cabinets need to be sanded and refinished $500.

It needs paint, floors refinished and a little updating but nothing major.  

We refinished the hardwood floors, and updated the tile and other flooring.

I found very small pebbles in the area next to the sliding door and just one of these could have created scratches like that.My issue is that I have no idea how to calculate how much we should deduct from their security deposit to pay for the refinishing.

The current tenant has been there for 12 years and it needs upgrades such as appliances, new screen on a porch, paint all around, refinish the hardwood floors, and possibly electrical and HVAC upgrades.How is this best done without flying out there to manage the renovations myself?
