I imagine you have shopped for a lower insurance quote, even though many companies have left the Southeast and Florida.

I will give you the simple answer - you are unlikely to cash flow whatsoever on a turnkey property in Huntsville or Madison right now unless it is in a C/D neighborhood, and/or you plan on putting more than 30% down.  

Are there any specific neighborhoods in those areas that you like?  

We installed an interior French drain system in the basement, because we knew that the neighborhood is prone to water intrusion.

I have my eye on a few properties but wanted some insight into the neighborhoods.

Family status is the protected status that trips up most people, with comments like great family home, great neighborhood with lots of kids, this is the ideal place to raise children, etc. are clear violations of fair housing rules.

We do business in both DC and Baltimore.DC has plenty of great neighborhood.
