:It's what the fair tax concept is based upon, of which I am a proponent....sorry if I am too simple...maybe I should find something else to do...One has absolutely nothing to do with the other...and the two financial models are completely different...The Fair Tax is -- in theory -- a fixed, non-negotiable tax charged to a pre-determined party (the end-user).

The only information you need from the wholesaler is an address and a price -- the wholesaler needs to know your model, your criteria, your farm area, etc.

If I "forget" this expense when I buy the properties, then I am committing myself to a lifetime of tenants and toilets in overpriced properties.It takes longer to find/make deals that fit our model.

yes, that sounds about right, but in the $100k ARV range I'm finding it tough to find 80% deals.I try to stay in within 10 miles of my house, I avoid any neighborhoods that have a lot of rentals (which is sort of funny), etc.I'm having to look outside of my preferred neighborhoods/school areas (not school districts, but say in Mesquite, there are certain schools that renters prefer, so I really prefer to buy in the areas that qualify for those schools.Erik Drentlaw yes, that's the idea anyway, I haven't actually gotten myself to "pull the trigger" on any of those deals,,I try to follow my business model closely, and this is something that doesn't "fit"
