I have read that Leasing Agent --> Assistant Property Manager --> Property Management is the most common route but I can't even get an interview as a leasing agent, presumably because I don't have any sales experience which is unfortunate, but that's also something working for Terminix/Orkin could fulfill as those are commission jobs.

In most cases, you can live in it for 1 year and fulfill the promise you will make in order to get it.Here is a Spreadsheet which makes the assumption that a Owner Occupied Mortgage is at 4% and a non-Owner Occupied is at 5% fixed rate Mortgages:You will see if the above scenario was the case, you will save $42,773 over a 30 year period.Just remember, you don't have to live in one of the units forever.

After you've fulfilled that one year obligation @Mindy Jensen talked about, if you can tap another 10% withdrawal from the trust, and do an SFR w/ 95% LTV & another one year owner occupancy promise. 95% LTV SFR back to back to back (etc) is something often only viable for younger single people, that isn't available to older investors with family etc.

So, if I rented 15 days and blocked off the next 15 days from being rented, then technically that would fulfill the 30 day period, but what if they rented, say, 20 days?

This way they could get rid of their mortgage - downsize to something smaller and I could easily fulfill the 1 year occupancy requirement and get the 2 years experience as a landlord without having to immediately uproot our family.

For one I would not accept the pay cut from him instead pay him full commission as if he was any other agent, but at the same time expect him to fulfill all the duties any other agent would do and hold him accountable to it.

I get no fulfillment whatsoever and during the pandemic I've learned that being around family and having flexibility of schedule is more important to me than anything.
