You keep chiding people for expressing their opinion after you came to a public forum and asked for everyones opinions.

In my previous post I expressed some doubts about getting financing on the terms you described.

This is expressed as a % of the replacement value, often 80%.

This seems so 1999 (Yes, I just made that expression up...

However, I will be very specific with my comments/information when making very specific comments about very specific issues.I'm actually a little surprised to hear a "layperson" expressing concern for authorative sources - thath's great.

I have examined many leases and I have never seen an expressed complete clause whereby the tenant damages the property and the landlord receives compensation immediately.

I too am hardly an expert - and I haven't stayed at a Holiday Inn Express lately.....In my mind, he who names the price first SETS THE BAR...I'd rather begin negotiating from a position that I established rather than reacting to a value someone else placed on the property.That's why car dealers put MSRP stickers in the windows.

This part seems daunting...because I have been accussed (not on this forum) as coming across as passive aggressive...and although I feel we all have a ying and yang quality to us...I don't want to jeopardize my chance to clearly and artfully express my case.

A loan which has negative equity can trade for 10% of UPB but that does not really express the idea in relationship to the amount of equity the investor is entering into that asset at but it clearly denotes the loss on the UPB.
