I suppose though that if deals are being source based on absolute fundamentals and the consideration is that path of progress appreciation will only be icing on the cake it's not a specifically more risky strategy.

from my point of view turn key is basically interchangeable.. since the mantra is there is little to no appreciation and if you get it its icing on the cake.. so its cash flow driven.. how do you get cash flow . you buy the best rentals possible and put them with the best PM you can get.

In my opinion - use the paint to cover blemishes and hide ugly, outdated wood (like red oak), just don't layer it on til it looks like a wedding cake.
