Definitely best time to do it is while kids are young I agree.

@Matthew Samson I definitely don't recommend going with a higher cost provider until your portfolio is a little further along.

I am guessing that with the online sales, the prices will definitely increase as there will be a larger participation

From a rental perspective things are definitely taking a bit longer to rent and it's becoming more common to see concessions than 1-3 years ago.

definitely before 2017 we had made over $1m in residential RE.We mostly have done BRRRs.  

I'm not sure if you're OOS but definitely fly to Indiana or Ohio multiple times and get to know the areas on a detailed level before making offers.

I'd say things have definitely changed @Michael Quarles...some things for the good and some for the bad...like anything else!

I will definitely take a look into those. 

and definitely do not buy something you haven't seen the inside of and haven't had professionally inspected.and, i would not recommend starting out with something advanced on your first one.
