Read through the forums, and you'll find countless stories of inexperienced investors buying in C and D class areas because the cashflow seemed good...long story short, they nearly always end up losing their shirts.A beginning real estate investor trying to invest in a C or D class area is a bit like someone who can't even swim trying to surf a 100 foot wave--it's going to end up badly for everyone involved.If you're a beginner, start off with a beginner-friendly strategy like house hacking (tons of info in the forums, in books, on youtube, etc. about this topic)Good luck out there!
