From the facts in the Opinion the original amount wired into the Agent's account was $480k, Fidelity was demanding $520k reimbursement, I suspect the additional was probably interest which accrued while the tried to sort out the original problem or the Seller payoff had increased and and Fidelity paid the entire amount.

The flexibility to spend it to the limit, pay it down and respend it is tremendously helpful.There's always a chance banks will change lending requirements, and we're doing what we can to eliminate our complete dependency on banks, but as long as you maintain a strong credit score, a reliable cash flow and income, and business at the bank you want to borrow from, they'll likely approve you for the HELOC when you have the necessary equity.Out of curiosity, have you asked for a first-position HELOC?

Were that same tenant to leave your unit a wreck after a year of tenancy, you have accrued a year of rent payments rather than a month.The main con to having longer lease terms, in my opinion, is that if you have a problem tenant, you can't decline to renew the lease until the lease term is up.
