I had a hookup through Freedomsoft that just sent me a ton of reo listings, and my 4 unit listing here in LA has a signed offer.No check yet, but my fingers are getting warm.....

I felt the property manager and I really connected and I have a good chance of getting the job (crossing my fingers).

It is simply based on whether or not someone is in need of the loan and the length varies from 5 months to a couple of years at which point we have to cross our fingers for the next loan.

(crossed fingers)rent is $1100 and we had a TON of people wanting to see it. most from the MLS. we even had a ghost ad, which is always disappointing.our requirements are VERY stringent, so we had just 2 apps, one of which was complete.final rehab is low, around 7.5k, but more than i thought i'd spend. we had to do a kitchen and i didn't touch the house, which always causes a higher budget.so, purchase for 60, put 7.5k in it, rents for $1,100 for 2 yrs.

It also had bad foundation problems.I've got my fingers crossed for your buyer.
