I have a spreadsheet with each property type and I log the rent, deposit, if pets are allowed, square footage, type (SFR, duplex, multi, apt), manager/owner, what extras are included (garage, dishwasher, W/D, etc).I have three years of this data for my rental area now.

@Wayne Brooks I was never asked, so I never showed proof for rehab costs, although the POF stated that I have amounts exceeding the purchase price @Dawn Anastasi This is a cash offer, and I too am puzzled since there is no financing involved.

Same with the new smoke detectors and one of the window screens - they removed them entirely (she said she didn't go in the basement and didn't know what her boyfriend's kids were doing after she had let them move in, which was in violation of her lease).When the dishwasher or disposal broke she would call me and let me know, she never did with these things.
