Hi @Jason Mak  I'm not sure what type of "creative" points we use, but for commercial deals in that purchase price class we typically have sophisticated counsel on the other side, so negotiating is more reasonable.

Ally, if you're in an R-2 district, zoning will only allow 2 units in the dwelling, and there's typically no avenue to turn it into a legal 3-unit building (re-zoning is possible but that's for sophisticated developers).
