Here's what I've done so far.....and this is a tip i got directly from someone here on BP that just did a Podcast on BP so I'd like to think that he's pretty successful.....and he invests a lot in the Cleveland Market.

You can't take them to court or hire an attorney to collect unpaid rent or damages.My recommendation - if your state law allows - is to take a larger deposit of two or three months rent to protect you.Great tip.
