Many of the condos in secondary  / tertiary markets are now just starting to recover from 2008 and push to new price highs, but their capital reserves have not (especially in older buildings)  I would go back and review the reserve study of your condo and see how well/poorly they are capitalized.

For example, do you want to do very little work to a rough house and let it sit for a while before it sell it for a mediocre price or do you want to do a complete reno, push the high end of the comps, and sell really quickly.

My Lakewood property was a huge mistake on the acquisition side thanks to my inexperience and a snake-oil-salesman-RE-agent pushing for a commission, but because the property was in such bad shape I was able to still come out with $40k in equity from acquisition.

IF (big IF) you do get a letter or call from an attorney, let them know the bill is owed by the tenant, and if pushed, you intend to counter sue for excessive damages and report the drug paraphernalia/evidence of use to the local drug enforcement agency.We are talking about a small-claims court issue at best, and personally (I am not an attorney) I would keep all timelines, damages, photos, expenses and communications in a file.

I did it in my market- could not imagine starting any other way “alone.”not to get off the subject but this is why always cringe when I see these folks get on here and say I have no money no experience so I am going to wholesale  :)  not sure who feeds these folks these lines of BS  but cant think of a tougher thing to do.Granted there will be a few that can push through.. but not many like a burn out rate at 98%.... so same thing starting out doing deals I think like your saying PE partner is basically a must

However, we were informed today that our closing has to be pushed off to a far-off future date (rate will no longer be locked and basically will have to do the financing process again) due to an issue we haven't run into before, but seems simply not legal to us, so we hope we can get some assistance.We only know as much as we have been told, so here we go... the home we are under contract for was sold to the current owners via an owner carry, so the note is held by a private individual (the owner before the current owners).
