Most lenders won't do loan amounts under $125k, but that isn't to say you can't find one who will.Loan Officers get paid a percentage of the loan amount, and most loan officers will pass on a deal like this as the pay is a faction of the work they will put in (transparently speaking).

Depending how much you earn you can step up those savings by getting a side-hustle in any part of real estate....working for a top Real Estate office on weeknights and weekends, working for an RE Investor, working for a General Contractor and learning a few skills, etc.

I am looking at a commercial office to buy, but I don't want to spend money on appraisal.
