This was because of 2 things; first, the property management company I had was awesome and took care of everything well enough that I didn't have to get involved outside of electronic communication and 2nd, The lease document I had used was given to me by someone who owned several hundred rental units (in Canada) and was rock solid.

After the "I'm going to be 10 days late with my rent" email, we sent another communication letting the tenant know that rent was due on the first and considered late on the 5th and at that point, we were free to pursue eviction.

I am looking at a house that my agent is communicating with the listing agent and is going to be told the BPO price that they come up with.Once we know what the BPO price is, and if it jives with normal analysis, is there a safe % we could offer to increase the chances of it being accepted?
