I am 20 years old and for the last 5 months I have been learning hard money lending and I am diving into the real estate community to meet new people and learn.

Rented for about $725 per month way back then.What made you interested in investing in this type of deal?

I am looking to add 2 -3 partners in the next 3 months.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

Still gathering additional details, but looking to have it under contract within the month.

First rental property.. had JUST gotten it rented after we spent 3 months working on it ourselves. 

And remember, lenders change their requirements over time, so what they will do today may not be what they will do next month. 

Bought a place a few months ago on market while doing a 1031 exchange..
