I am glad someone in this city seems interested in ethical investment, but I can think of a few reasons why they might accept a offer that low:1.

A wholesaler just tries to chew the owner down to their lowest acceptable offer. 

Folks - I am starting to bid on hudhomestore properties and if a bid is accepted I have 24 hours to do an inspection before submitting paperwork.

That being said, I'm usually pretty fair and call landlord references, check pay stubs, and review application to see if they meet criteria, and before I'm about to accept, I request the credit/ criminal check to verify all of the information is correct.

You never know if a Buyer out there will meet those expectations or the Seller decides to suddenly lower their expectations and accept an offer ; that is what makes a market.Please do not confuse my comments above as cynical or sarcastic.

You can set this up any way you like and your tenant will just have to accept your terms.
