The worst PM imitation I ever had the misfortune of employing for any property

It's not only mathematically impossible we ever repay it, we are also at the door step of mathematical impossibility to service it....

I flew to SJ a month ago and spoke to the tenant who promised payment but has ghosted me ever since.

A little about me to frame the post.  I have been working in commercial construction for almost 6 years now.  Last year I bought my first single family rental (B- neighborhood) after about 5 years of list...

Granted, I do have great pictures of the property when its vacant, so I was wondering if I could just use those, clean up, and have the property ready for the new tenant to move in within the same month that the current tenant leaves... all without ever showing it in person before-hand. 

As an investor, why would you ever pay full price?

On asking this is the explanation I got"Haha, I have the cleanest record you will ever find.

Having worked in commercial real estate for nearly 20 years, and knowing many people that have been at it for 30+ years:1) no one ever goes bankrupt with no debt2) Most everyone I know in their mid-50s or older, that have built large portfolios (with debt, admittedly), seem to move from acquisition mode to debt pay down mode.

The market is the highest it has ever been.

There are also REIA groups in nearly all major metros.Conferences: The Biggerpockets conference and/or the Best Ever Conference are two good ones that will let you meet investors of all shapes and sizes, from syndicators to LPs to direct owners in nearly all asset classes, from SFRs to Airbnbs to apartments and retail, industrial, RV parks, etc.
