Most investors do fairly well by getting a Home Inspector before when the property is in escrow and when you still have enough time to back out if the seller does not want to make the repairs found by the home inspector.

My RE Agent is also a property investor and has a property management company and is well connected with everyone from bankers to attorneys and home inspectors in the area.

I have heard of horror stories of FHA nuking a deal because their inspector found paint peeling on a garage. 

He said one inspector noticed it but didn’t say it was an issue and another didn’t mention anything at all.

The repairs will be evaluated again by our inspectors before purchase.  

The inspector believed the moisture marks were from an active plumbing leak, likely to be from the unit above, and to contact the owner about it.
