Which is most important: quantity or quality (profit potential) in your campaign?

@Joshua Harmon I would suggest you don't cap your washer/dryer.Surprised that your local market doesn't support RUBS as this is pretty universal. 

Don't know Kentucky tax liens at all, but I doubt you can readily get 12%, and there is sufficient quantity.

The answer may not necessarily be in quantity of properties but more in quality.

At the very Owning rental property with an outside property manager is a long term investment with a small quantity of units (about 18) that will allow you to demand regular income and expense reports and have an electronic method for rent deposits will minimize your need to travel.  

You should be able to negotiate the same from a quantity discount approach.Concessions: If your buyers are typically FHA, then almost all of them ask for 3% for closing costs.

I'm not saying just bigger pockets, but if you find other blogs that talk about financial freedom and independence the quantity of them citing real estate is astounding.  

Cody Harmon I would for sure have your agent draft up an amendment (change to the contract) stating the seller is allowed under no circumstances to sign any new leases.

They work off the philosophy of quantity verse quality.

Then you should experience some harmony then.
