Once the wet stuff is gone you can use a dehumidifier, run the ac ( expensive w/o insulation, but what are you going to do) or even box fans to dry out the framing.

In my local area, most properties are being bid up well over asking price so if you try to offer at or below asking, the selling agent will ignore your offer.A final note, you can also filter deals by the age (Days on Market - all the way to the right side) and find stuff that has been sitting there.

If buying by owner can get you a great deal, hiring atterney to help you with the offer and stuff is worth it.We personally looking for a deal like that for a small multyfalimy in NE Philadelphia to beat the crazy competition.If you don't have kids yet, you might want to check out househacking a duplex. live in one of the units for free or almost free depending on the area for a few years, save for down payment on your next home.
