If it’s a 1960s asset, you’ll want to make sure there is no aluminum wiring or at a minimum it’s been pigtailed at the outlets and switches for insurance purposes.

We don't usually hire a regular "home inspector" to send us pictures of outlets that should be gfi's, we take our contractor who does reno work for us.

If a rental the building inspector will reinspect every year to verify it is safe (At their whim, smoke detectors, handrails, step height a little high this year, crack in cement, flowers don't jive with the neighborhood "aesthetic".

Call several local real estate agents or lenders, read articles from local news outlets on where and why the city is growing or how it is developing, find out if any large company is moving HQ  or building a large factory in the area, etc...

Depending on what time of year it is, I do additional things while I'm there - change all the smoke detector batteries, clean the gutters, clean the outside A/C unit, check the sump pump outlet plumbing outside, and so on.I always schedule these visits with the tenants at least a week in advance, and sometimes they will let me know about some minor issue when I ask them about coming over.If something important breaks in between visits, the tenants will get in touch with me via text, email, or phone.

Also, think about upgrading the outlet plugs in the private rooms to the ones with a USB charger as well.
