I your situation the seller would have to bring $4,000 plus other closing costs.To know if you should back out would be a matter of examining the numbers and understanding if you can pay them if the seller is unwilling.

You will be able to find a proxy and take the exam in San Diego.As far as your parents rental properties, if they do sell you can then get a Realtor in California to give you a referral fee.
