I've been looking to buy property instead of renting as I have been, but there may be a job and location change in the near future so I'm hesitant to buy especially in a local up market with uncertain futures; even though I know if I buy I can rent that place out, I don't want to make a mistake with my nest egg Ive saved.My question is,  With $50,000 in the bank, in an up market, and considering my work situation, what would be the best thing for me to do with cash?

Of course the nest way to finance is from the owner of the subject property.Always do the math analysis and try to look at the property before you make an offer or at least have a clause in the sales contract that will allow you some inspection time without a penalty that is any greater than your earnest money amount has  "and/or assigns" after your name in the sales contract which will allow you to transfer or wholesale the property in question.Also, have a Team of professionals who will call you back.  

IE  pay me to teach you I suspect most think that would be pitching for self promotion.. but just showing what we all do and encouraging future investment into said products or services that are not just education mentorship based on feathering the Teachers nest..

You can save way more every year and build that nest egg faster to do more interesting investing. 

The big names like Ring and Nest seem to be only set up for single family homes.

Ladies generally have a need for security, especially when there is a nest involved (kids!).

While I do not make 100k a month on rents, we building a nice little nest egg all the while also provide a good home for others.
