Hey @Madison Sloan,I'm going to base my suggestion on assuming that you do not want to do the rent by the room option because of privacy/security concerns.1) If you can find a SFH that has a basement with a separate, or easy to separate, entrance you could essentially "block off" the connecting door between the top and bottom levels and either rent out the top or bottom and live in the other (not so unconventional)2) Find an SFH with an ADU or other additional building that you might be able to convert into an apartment for yourself to live in and rent out the main home.

I am still seeing successful house hacks being purchased in todays current market conditions, you just need to approach it differently and be able to view it as a long term investment.I have personally found success through the first strategy @Chris Lopez mentioned which was purchasing a single family home with monther-in-law suite/ ADU/ basement with its own separate entrance and rent it out as a short term rental (less than 30 day stays) or medium term rental (30 days or longer stays) on platforms such as Airbnb.First step would be to take to a lender to get pre-approved.

Keeping in mind, that it has to be completely independent of each other, this means separate entrance and exit, separate utilities, yard, and parking spot and or driveway.PLEASE HELP !!!

Or you can rent by the room, and even go as far as living in a trailer on the driveway, or renting your room on Airbnb and be cash flowing ontop of your mortgage.There are options in between, where you get a single-family home, and separate off either the basement, or another area of the home, with its own entrance, and make a non-conforming duplex out of the mother-in-law suite.

It is an end unit townhouse with a separate entrance to the finished basement that has a full bath.
