We have fired owners in the past but never due to over communication.

If you look up Pittsburgh and would like to talk I own over 150 units in the area and would be happy to have a discussion about the area if you'd like. 

The way I'm looking at it, if my spouse and I only do employer matching for the 10 years we would have more than enough in there and still 10 years out from being able to access it.I do plan on doing 401k loans for deals if the numbers check out, and I've considered rolling over some of our 401ks into roth IRAs to access our contributions but we'd have to pay taxes out of pocket (a big hit to cash flow) and we couldn't touch it for 5 years.  

It would be a little sacrifice for the next couple years but I think pay off big over the long term.

Is the market truly as promising as it seems, or are things over saturation?

All of my landlords we have using Azibo and they all seem to like it and haven't had complaints in over two years from them or from the tenants.

My advice would be is to talk to multiple investors who have real world, actual success-based experience in flipping over a sustained period.

When scrolling through a list of houses, will a game room cause them to book over anything else, or will that be secondary? 

In 2021 and early 2022 most properties in my market were going under contract within 4-5 days, with offers 20k-30k over asking.

Always use a title report and escrow though.It's over paying on a creative finance transaction that tends to happen.
