my key question was around trustee for these land trusts. i can work with the specific legal company to have their trustee initially, and then have a resignation deed which designates me the successor. should i do all this or just have myself as the trustee from the start itself?

I have more than 20 whole homes under management so I am pretty comfortable on how much they make and who I am targeting as a client. 

Have a developer working on designs at the moment to see if even possible with city codes.

Do you wash the bedspreads, comforters, etc... or is there a better way?

I supposed if the structure is valid, it comes down to being comfortable with the borrowers, the projects, and assets that are being used as collateral. 

Ultimately you need to put in what the masses will like and not what you like.I do a lot of contemporary designed homes and some of them get white shaker cabinets while others get grey shaker or some other contemporary style and color.

Look at the entrance aprons which is the commercial name for where the cars pull into the parking lot they are special cement design. 

Based on this, I felt comfortable doing a screen share with with an investor client and one of the agents on the FIG team.  

Either you have MORE grit, and are the one wearing down life to shape into you're design....Or life is grinding down you. 

Next, if you are comfortable with the numbers a long term rental would provide, keep that as a back up strategy and play with the numbers a mid-term rental in this area would bring.
