With "newer" you avoid issues with LBP, you might have longer life left on a roof, HVAC systems will be in better shape, kitchen cabinets still in good condition, etc.

If it weren't for that floor height difference between there and the kitchen, I would suggest moving the patio doors to the adjacent wall in place of the window, and extending the kitchen into that space, adding more cabinets along the back wall and a nice big island.

Talking about concrete in the pipe lines, ripped out electrical, holes in the roofs, destroyed foundation, destroyed walls, flooding the house with water, ripping out and selling all the cabinets, and selling the appliances.
