I'm NOT interested in selling anything (other than RE), but to gain access to more knowledge and established RE investors that I can bounce things off and partner with.

I stated in my post I was going to make her switch to checks....Keep in mind there is a huge % of the rental community in the US that CANNOT get checking accounts.. they bounced to many checks in their lives and are forever barred from that SS # getting a checking account from a bank.. 

- and of course exit strategyensuring youre parterning with a local pro who can add some insight to the areas and bounce ideas with who is an ACTIVE investor not just a realtor is key.

COVID has made this difficult, but there's no reason we can't get a group of people familiar with the DMV in a WhatsApp group to bounce ideas off of, connect, and learn together.

If your tenant gives you a check for rent and it later bounces, than he still owes you rent.

Hey @Melany Longoria I am here in Sac myself, purchased my house three years ago and have been housing hacking since the day I got keys, just cracked 80% LTV on my loan so will be dropping my PMI as well as refinancing from my existing 4.25% interest rate, I am thinking once I do this me and my gfs expenses will come out to be about 250$ + utilities :)From a professional standpoint I am a realtor here in Sac, helping 18 clients this year as well as a full time flipper (2 flips completed this year, 1 more in escrow and another offer pending as we speak) I unfortunately went through the school of hard knocks on my first flip in March 2019 and that was a......lesson learned (LOL) but i bounced back and wouldn't let that sh*t hold me down!

In general the "bounce-back" safety features on garage doors is a thing, but I think it would be a far cry to call that a required safety feature in a residential rental property.
