Put a bunch of Moth balls in there some animals don't like the smell and will leave.It works for raccoons & skunks.

This will add some cost and time to the process, but I value the ability to leverage the equity over fighting a battle that may result in not being able to close.

It's harder to get out of "fight" mode when you're really in it and in the near future anyone who disagrees with you on anything will be facing "battle ready" Lee.

In May, if your PM should walk up to the front door in order to place the 24 hour notice, and hear running water inside the residence or smell gas (assuming, of course, there is gas service at the property or something else along these lines that their human senses should be able to detect,) you have an emergency.

FWIW, you have a choice: Fight the battles now on helping/working/independence/decision making etc. or they will mooch off of you for the rest of your life.

As soon as I and renewed the lease the tenant wrote me this long message with all these thing wrong, including drain smells bad(she’s been putting bleach down the drain to kill the odor, the lights in the kitchen and bedroom are flickering(this ones easily fixable) & the bathroom floor is in-caving because of water damage(she suggested a new shower door).
